A Point Loma living room stopped my scroll this week. Dark wood beams across a vaulted ceiling, arched doors, original hardwood running the full length of the room, and a fireplace that looks original to the house.
Three details carry this house. The hardwood floors are original, not a modern plank imitating them. The ceiling beams are structural and exposed, which is why the room reads taller than its square footage suggests. And the doors and windows are arched, which changes how light moves through a space in a way flat openings never do.
This one was listed by Corey Wyatt, DRE #01483827, with Compass. I did not represent either side of it. I shared it because it is a clean example of something buyers in coastal San Diego ask me about constantly: what original character is actually worth when it comes time to price a home.
The honest answer is that character does not set a price on its own. Condition, location, lot, systems, and what else is available that month all still apply. What original detail does is widen the pool. Builders do not reproduce plaster, true beams, and arched masonry at a competitive cost, so a house that already has them draws buyers who have been looking for months and have stopped finding it. More qualified buyers in the room is how a sale price moves.
Point Loma, CA sits on the peninsula that separates San Diego Bay from the open ocean, which is why so much of the housing stock here dates to the era when Spanish Revival and Craftsman were what people built. Sunset Cliffs, Liberty Station, and Cabrillo National Monument are all inside the same few miles. Shelter Island and the harbor are minutes away.
It is also home to Naval Base Point Loma, which matters to a large share of the buyers I work with. Military families relocating to San Diego often compare Point Loma against the South Bay, and the comparison usually comes down to commute, price per square foot, and whether they want older character or newer construction.
The full walkthrough is up on Instagram. Watch the reel here and take a guess at what it sold for before you scroll the comments.
If the Point Loma price point is out of range, the South Bay is where I send buyers who want the same feeling. Coronado, CA has a deep inventory of pre war homes, and the older streets off Orange Avenue hold Spanish, Craftsman, and Victorian era houses that have been kept largely intact. Coronado is not a discount market, but you are buying architecture that cannot be rebuilt.
Imperial Beach, CA is the entry point. The older blocks near the pier hold beach cottages and small bungalows from the same decades, often with original floors and detail under decades of updates, and they trade well below Coronado and Point Loma. Buyers willing to take on a renovation find the most room here.
What counts as a Spanish style home in San Diego?
Usually a home built between roughly 1915 and 1940 in the Spanish Revival or Mediterranean Revival tradition. Common features include stucco exteriors, clay tile roofs, arched doors and windows, exposed wood ceiling beams, wrought iron detail, and tile work. Point Loma, Coronado, Kensington, and Mission Hills all carry concentrations of them.
Do character homes in Point Loma sell for more than newer construction?
Not automatically. A well kept original home with updated systems competes very strongly because the supply is fixed and demand for it is steady. A character home with an aging roof, old electrical, or foundation issues can sell for less than a newer comparable. Pricing one accurately means separating what is irreplaceable from what is deferred maintenance.
Are there Spanish style homes in Imperial Beach and Coronado?
Yes, more in Coronado, CA than in Imperial Beach, CA. Coronado has a substantial stock of pre war homes, some of them protected by historic designation. Imperial Beach, CA has fewer formal Spanish Revival houses and more beach cottages and bungalows from the same period, which is part of why the entry price is lower.
How do I find out what my Point Loma, Coronado, or Imperial Beach home would sell for?
Any online estimate will miss on a character home, because the tools cannot see original detail or tell an untouched kitchen from a restored one. A pricing conversation with someone who has walked the comparable homes is the only way to get a number you can plan around.
Whether you are hunting for a home with real architecture behind it or trying to price one you already own, the conversation starts the same way. Reach out here and tell me what you are working on. I cover Imperial Beach, Coronado, and the greater San Diego area, and I work with a lot of military families relocating into all of it.
