VA LOAN MYTHS Madeline Foley December 4, 2025
There is no loan program more misunderstood than the VA home loan. As a military focused Realtor in San Diego and one of the leading agents serving service members in San Diego, Imperial Beach, and surrounding areas such as Coronado and South San Diego, I hear the same myths over and over from both buyers and sellers. These myths create hesitation confusion and in many cases prevent military families from taking advantage of one of the strongest benefits they have earned.
Here is the reality. The VA loan is one of the most powerful tools available in the San Diego housing market and understanding how it really works can open the door to homeownership far sooner than most people realize.
Let’s clear up the biggest myths once and for all.
This one is repeated constantly. The truth is the exact opposite. VA loans are among the easiest loans to qualify for because they have flexible credit guidelines no down payment requirement and more forgiving underwriting standards.
In San Diego where home prices are higher the VA loan is often the only reason many buyers can comfortably enter the market. Service members qualify every day even with limited savings past credit issues or less than perfect financial profiles.
Many military buyers in San Diego Imperial Beach and Coronado believe they cannot compete with conventional buyers. This is simply not true. VA loans offer strong buying power competitive rates and no mortgage insurance. This allows buyers to qualify for more home while keeping their monthly payment manageable.
Because of this VA buyers in coastal communities often end up with better payment structures and long term equity growth than conventional buyers.
Another common misconception is that you must sell your current home before using the VA loan again. The truth is you can have multiple VA loans at once. It depends on your remaining entitlement and the price point you are purchasing in.
This is a major advantage for military families who are PCSing or investing in San Diego real estate. I routinely help service members buy a second home with VA benefits while keeping their first as a rental or as part of a long term strategy.
Debt alone does not block you from qualifying. In fact the VA is one of the most flexible programs when it comes to debt to income ratios. I have even helped buyers whose sellers paid off their debt during negotiations. That move alone can instantly put a VA buyer in a stronger position than a conventional buyer.
Debt can be managed strategically especially in competitive markets like San Diego where creative financing solutions are common.
The VA loan is designed to help service members succeed not create barriers. In markets like Coronado San Diego and Imperial Beach where housing costs are higher the VA loan can be the strongest and most competitive option you have.
A military focused agent who understands VA strategy seller psychology and local coastal markets can position your offer to win even in competitive situations.
Misunderstanding the VA loan can hold military families back from building wealth in one of the strongest real estate markets in the country. When used correctly the VA loan gives buyers more power not less and opens doors to opportunities that many civilians never get.
If you are stationed in San Diego or relocating to Coronado or Imperial Beach your VA benefits may be the key to securing a home sooner than you think. I work with military families every day to help them understand their options and turn these myths into stepping stones.
