This is something I think about a lot — especially working with military families in Coronado and Imperial Beach, right in the backyard of Naval Base Coronado. The VA loan is one of the most powerful homebuying benefits in the country, and most of the people who earned it don't know the full picture. I shared this on Instagram on Veterans Day, and the response made it clear: we need to talk about this more.
The VA loan allows eligible Veterans, active duty service members, and surviving spouses to purchase a home with no down payment — 0% down. No private mortgage insurance (PMI). Competitive interest rates. And in most cases, no loan limit for buyers with full entitlement.
That's a significant advantage in a market like Coronado or Imperial Beach, where home prices reflect the premium coastal location near Naval Base Coronado. For a conventional buyer, a 20% down payment on a $900,000 home is $180,000 upfront. For a qualified VA buyer, that barrier doesn't exist.
The VA loan also allows for seller concessions — sellers can contribute toward closing costs, rate buydowns, and even debt payoff. Structured correctly, a VA buyer can close with little to nothing out of pocket.
Coronado Island and Imperial Beach sit on opposite ends of the Silver Strand, both within close proximity to Naval Base Coronado. They're also two of the most in-demand coastal markets in San Diego County — and two of the areas where the VA loan benefit can make the biggest difference.
In Coronado, where the buyer pool is competitive and inventory is limited, a VA buyer who is pre-approved and working with an agent who knows how to write a strong VA offer has a genuine shot at properties that might otherwise feel out of reach. In Imperial Beach, the VA benefit opens access to a market where prices are lower than Coronado but the lifestyle — beach, estuary, tight-knit community — is just as good.
The key is understanding the benefit before you start looking. A VA buyer who hasn't spoken to a lender yet is at a disadvantage. A VA buyer who is pre-approved and has a clear strategy — entitlement, seller credits, timing — is in a strong position.
The VA loan isn't only for active duty service members. Veterans continue to carry this benefit long after their service ends. And in many cases, they can use it more than once — or even have two VA loans at the same time, depending on remaining entitlement.

0% down means eligible VA buyers can purchase a home without making a down payment. Unlike conventional loans that typically require 5-20% down, or FHA loans that require 3.5%, the VA loan requires no down payment for buyers with full entitlement. There is a VA funding fee (which can be financed into the loan) but no private mortgage insurance (PMI), which saves VA buyers hundreds of dollars per month compared to conventional financing with less than 20% down.
